Recently, school district housing prices in some areas of Beijing have started to “jump”, with school district houses rising by about 20,000 yuan per square meter (RMB, same below), with some school district housing prices even changing from day to day.

Since entering January, Ms. Liu (a pseudonym), who lives in a school district, has been receiving calls from agents, all of whom are urging her to sell her house. As for why school district houses in Haidian District are hotly sought after by Parents, a recent report in China Business News said the main reason is related to Haidian District admission regulations. On the mainland, the price of school district houses has been high, said Qianru He, director of the National Research Center of Midland Realty, mainly because it is directly related to the uneven distribution of educational resources.
As for whether Beijing’s housing prices will rise driven by school district housing prices, Zhang Dawei believes that the current round of Beijing’s rise is mainly due to the demand for school district housing in Xicheng and Haidian, and it is difficult for school district housing to drive the city’s housing prices up.
