Who “escaped” from New York last year

According to the report, the areas that lost the most population last year were high-income areas such as the Upper East Side, Upper West Side, Tribeca, and Brooklyn DUMBO, which each lost about 2 percent of their population; however, wealthier neighborhoods in New York City also faced population loss, such as Crown Heights in Brooklyn, with local postal codes 11216, 11213, and 11225. According to the report, Crown Heights will lose 5,796 residents in 2020 and 2,759 residents in 2019.

CBRE is using documents from people requesting a change of postal service address to count the net number of people moving out of the city’s 145 postal codes. According to data provided by the company, a total of about 2.4 percent of the city’s population moved out of New York last year in the city’s five boroughs, which, combined with the Census Bureau’s announcement that New York City will have about 8.3 million people in 2019, means that about 200,000 people left the city last year. Overall, 25 more people per 1,000 residents will leave New York City in 2020 than in 2019.

Eric Willett, the research director who authored the report, said, “The change is significant relative to the previous norm [in terms of the number of people moving out], but it’s still a relatively small percentage in terms of the entire New York City population.” He also noted that the net number of people moving out of Manhattan last year was up 62 percent from 2019.

Jonathan Miller, executive director of real estate appraisal firm Miller Samuel, told the New York Post that the postal code with the worst population loss in Manhattan in 2020 is 10019, where 11,511 people moved out last year and only 7,576 people moved in, for a net loss of 3,935 residents, compared to a net loss of only 763 in 2019. The zip code extends from approximately West 48th Street north to West 59th Street and Fifth Avenue west to 12th Avenue.

Zip code 10022 in Midtown East Manhattan, an area with a large diplomatic staff, Fifth Avenue mansions and riverfront homes, has a net out-migration of 932 in 2019, jumping to 3,490 by 2020.

The Tribeca area, which is home to most of the movie stars, is located in zip code 10013, with net migration increasing from 506 in 2019 to 2,067 in 2020, and the trendy DUMBO area of New York City, zip code 11201, with net migration increasing from 730 in 2019 to 3,178 in 2020. Near Columbia University, between Central Park and Riverside Park, zip code 10025 has a net out-migration of 1,552 in 2019, more than doubling to 3,782 in 2020.
