Shenzhen has developed into a metropolis from a small fishing village and has become the most expensive city in China.
The city’s soaring housing prices have not only made young people sigh in disbelief, but also famous singers cry out that they cannot afford to buy. According to media statistics, the average unit price of residential housing in about a quarter of China’s cities exceeds 10,000 yuan per square meter, with Shenzhen ranking first in the country, with an average unit price of 90,049 yuan per square meter, 1.45 times that of Shanghai. Tang Lei, a famous singer, lamented that this house price is no longer affordable by hard work, and young people are under great pressure to survive.
First Financial analyzed the average unit price data of second-hand residential houses in January in various cities on the China house price quotation platform and found that among more than 300 cities in the country, 77 cities have an average unit price of more than 10,000 yuan per square meter, of which the sum of cities with a unit price of more than 10,000 yuan in four provinces in the southeast coast, Jiangsu, Zhejiang, Fujian and Guangdong, accounts for more than half; Jiangsu has the largest number, with 12 of the province’s 13 prefecture-level cities over 10,000. The northern region of Hebei has six cities with a single price of more than 10,000, ranking fifth among the provinces.
Another current top ten cities in terms of housing prices are Shenzhen, Beijing, Shanghai, Xiamen, Guangzhou, Sanya, Hangzhou, Nanjing, Tianjin and Fuzhou. Among them, the average unit price of the top eight cities have exceeded 30,000 yuan, with Shenzhen ranking first in the country. Data show that the average unit price in Shenzhen reached 90,049 yuan in January 2021, 1.35 times that of Beijing, 1.45 times that of Shanghai and 2.2 times that of Guangzhou. Shenzhen has increased by 14.1% in one year, which is far ahead of all major cities.
Shenzhen’s high housing prices let the well-known Shenzhen singer Tang Lei recently lamented on social media platforms: “I really regret leaving Shenzhen to go outside to work as a singer, and now I can not afford to buy a house in Shenzhen back in Shenzhen, empty a Shenzhen hukou. Tang Lei said that in 2005 he left Shenzhen to Beijing, Guangzhou development, but the household registration has been in Shenzhen, because he has a lot of feelings for Shenzhen, hoping that one day he does not want to run around outside, can return to Shenzhen to settle, “but now look, I can not buy a house in Shenzhen”.
Tang Lei was quoted as saying that a house in Shenzhen now costs more than 10 million yuan, “which can no longer be done by hard work”; his posting is not a complaint, but a lament for the young people who have dedicated their youth to Shenzhen. Young people to work and survive in Shenzhen is very stressful.
The report pointed out that in order to maintain the stable development of the real estate market, Shenzhen has recently strengthened the regulation and control of the real estate market, including strengthening the review of the eligibility of Home buyers, the creation of second-hand housing transactions reference price release mechanism notice, etc., to curb speculation.
