The first official U.S. real estate acquisition in Taiwan! 1.16 billion dollar mansion as staff quarters

The American Institute in Taiwan (AIT) spent 1.16 billion Taiwan dollars in 2018 to buy the entire pre-sale mansion of the “New Meiqi Tianmu” in the Tianmu Embassy Special Zone in Taipei City, which will be used as staff dormitory. The buyer is the “United States of America,” confirming that the U.S. government is purchasing real estate in Taiwan for the first time.

The latest real registration reveals that the base of “New America Qi Tian Mu” is 302.5 ping, located in Taipei City, Shihlin District, Zhongshan North Road, Section 6, Lane 441, the whole building 1~12 floors totaling 1643.03 ping, the layout includes 45 rooms, 22 halls, 35 bathrooms, and 46 parking spaces, sold at the end of November 2018 with a pre-sale case of 1.16 billion, not splitting the calculation The parking space, single ping is about 706,000. Transcript information shows that the buyer is the United States of America, the address is registered in the AIT office on Jinhu Road in Neihu District, and the registration of the sale was completed on March 25 this year, and the transaction did not take out a loan.

In an interview, the builder revealed that AIT had seen all the projects in the Tianmu area in the current year, and finally chose “Xinmeiqi Tianmu” because Xinmeiqi is a listed builder and its past works have won a deep reputation; in response to AIT’s demand, the original planning duplex layout was changed to a one-story, one-family project, which was also approved by the OBO (Overseas Building Operations) under the U.S. Department of State. The whole project is expected to be delivered in the fourth quarter of this year.

Chen Bingchen, director of the Global Real Estate Intelligence Office, said that the housing market in Tianmu is driven by the presence of Japanese and American schools and the migration of foreigners, and there are many high-priced restaurants in the area. The buyer’s purchase of the premises as a staff dormitory shows that it is sympathetic to expatriate employees and chooses Tianmu so that their children can easily integrate with foreign countries in terms of education and living style. As for the unit price below one million yuan, it is the local market, and it is estimated that it is easy to rise but not fall in the future.
